How this calculator works
The effective rate is the median real estate tax homeowners report paying divided by the median home value, from the Census Bureau's American Community Survey 2020–2024 5-year estimates. It captures what owners actually pay, after typical exemptions, which nominal millage rates don't.
Your tax is your home's value, less any exemption, times the rate.
What it assumes
- Rates are medians for an area; your bill depends on your assessment, local levies and exemptions.
- Survey figures cover 2020 to 2024 and lag recent reassessments.

How is property tax calculated?
Local assessors value your home, exemptions are subtracted, and each taxing body (county, city, school district) applies its rate; the sum is your bill. The effective rate expresses that bill as a share of market value.
What is a homestead exemption?
A reduction in taxable value for your primary home that many states offer, sometimes larger for seniors, veterans or people with disabilities. You usually have to apply with your county assessor.
