What are today's mortgage rates?

Freddie Mac's weekly average is 7.28% for a 30-year fixed mortgage and 6.60% for a 15-year. It reflects conventional, conforming loans for borrowers with strong credit who put 20% down; your quote depends on your credit score, down payment, loan size and any points you pay.

Why is my rate different from the average?

Lenders price each loan: a lower credit score, a smaller down payment, a jumbo or investment-property loan, or a cash-out refinance usually costs more, and paying points buys the rate down. Compare Loan Estimates from several lenders on the same day.

What is the highest mortgage rates have been?

The 30-year average peaked at 18.63% in the week of Oct 9, 1981; its lowest was 2.65% in the week of Jan 7, 2021. The survey began in 1971.

Should I get a 15-year or a 30-year mortgage?

A 15-year loan has a lower rate (6.60% against 7.28% now) and far less interest in total, but a much higher monthly payment: on $300,000, $2,630 against $2,053.

How often do mortgage rates change?

Lenders reprice daily, following bond markets; Freddie Mac publishes this average every Thursday. Rates track the 10-year Treasury yield more closely than the Federal Reserve's rate decisions.
